Proactive Environmental Management
Keppel Land’s commitment towards
balancing commercial objectives and
maintaining high standards of
environmental protection has earned
the Company numerous awards and
certifications in 2009.
In recognition for its continual
efforts towards better environmental
performance, the Company was awarded
the ISO 14001:2004 certification in 2008
for its Singapore property development
operations. In 2009, the certification
was extended to include its property
management operations in Singapore
and its overseas property development
operations in China and Vietnam.
In Indonesia, Jakarta Garden City was
awarded the prestigious Best Middle
Class Residential Development title at
the International Real Estate Federation
(FIABCI) Indonesia - BNI Prix d’Excellence
Awards 2009. Its winning edge includes
successfully lifting the image of the
Cakung area to a new upcoming
residential address and creating jobs
for the local community. Jakarta Garden
City has also been shortlisted to represent
Indonesia globally at the 61st FIABCI
World Congress held in May 2010.
In Vietnam, Saigon Centre was named
the Most Energy-Efficient Building by
Vietnam’s Ministry of Trade and Industry
in 2009. The mixed-development
employs a host of energy conservation
features including energy-saving airconditioning,
lighting and lift systems.
In 2009, Tianjin Pearl Beach International
Country Club became the first in the world
to be certified a Classic Sanctuary by
Audubon International for its efforts in
maintaining high environmental standards
of management. Keppel Land’s worldclass
Spring City Golf & Lake Resort
(Spring City) in Kunming, China, has
also been certified under the Audubon
Cooperative Sanctuary Programme
(ACSP) for Golf Courses. Ria Bintan
Golf Club also set new benchmarks
by being the first in Indonesia to be
certified under the ACSP.
Keppel Land is also the founding
member and diamond sponsor of the
new Singapore Green Building Council
(SGBC) established in October 2009.
SGBC aims to increase the collaboration
between private and public sectors,
direct building industries towards
environmental sustainability and
promote green building design,
green practices and technologies.
Winning Green Developments
The Building and Construction Authority
(BCA) Green Mark Scheme is an initiative
to move Singapore’s construction
industry towards more environmentally-friendly
buildings. Under the scheme,
buildings are assessed and rated for
energy and water efficiency, indoor
environmental quality, environmental
protection, and the adoption of other
green features.
In 2009, Keppel Land achieved 10 BCA
Green Mark Gold Awards, including a
Green Mark GoldPlus Award for Marina
Bay Financial Centre (MBFC), Phase 2
(Commercial). This brings the total number
of Green Mark-awarded projects the
Company has in its portfolio to 18.
Ocean Financial Centre (OFC), the
first office development in Singapore’s
CBD to achieve the highest BCA Green
Mark Platinum Award, also received from
the United States’ Leadership in Energy
and Environmental Design (LEED), the
Platinum level LEED-CS pre-certification
in 2009. One Raffles Quay, an office
building under K-REIT Asia, also
received the BCA Green Mark Gold
Award for existing developments.

Mark Gold Award for residential
developments in Singapore including
The Promont, Marina Bay Suites and
Sixth Avenue Residences. Overseas
projects including Riviera Cove in
Vietnam, The Arcadia in Tianjin, La
Quinta resort homes at Spring City in
Kunming, and Plots 1 and 3 of a
2,667-unit condominium development
in Pudong, Shanghai, also obtained
the BCA Green Mark Gold Awards.
Going beyond statutory requirements,
Keppel Land has pledged to achieve a
minimum Green Mark Gold certification
or the equivalent for all its projects in
Singapore and overseas, in its efforts to
improve its environmental performance
and fulfill its commitment to go green.
Developing Eco-Homes and Offices
Keppel Land is committed to creating
desirable live-work-play environments
that will deliver sustainable value to the
community. Developments are designed
to blend functionality and aesthetics,
while being environmentally sensitive.
Keppel Land’s commercial developments
are distinguished by efficient intelligent
features geared towards housing the
world’s leading corporations while
incorporating environmentally-friendly
initiatives. An array of resource-efficient
features are incorporated, including
the use of energy-efficient lightings
and motion sensors at common areas,
sub-meters, water-efficient fittings and
green-label cleaning products.
For instance, OFC will feature a roof
photovoltaic system, an energy-efficient
hybrid-chilled water system and an
integrated paper recycling facility.
MBFC will have an energy-efficient
curtain-wall glass cladding system for
an overall building envelope design that
delivers low energy thermal transfer
value and high energy efficiency index.
One Raffles Quay features generous
use of landscaping and lush open
surrounds. In the heart of the development,
a landscaped pedestrian plaza serves
as a sheltered public space. It also
hosts a district cooling plant at Marina
Boulevard, which provides centralised
and efficient air-conditioning for
adjoining developments.
In China, Serenity Cove in Tianjin offers
a great view of the golf course set in a
sanctuary close to nature. The
development also meets the Chinese
National Standard and the Tianjin
Eco-City’s standard of Green
buildings known as the Green
Star Certification.
In Indonesia, Keppel Land is set to
deliver eco-friendly homes in Jakarta
Garden City. The eco-township will
offer a self-contained live-work-play
environment amid lush foliage boasting
tree-lined boulevards, sculptured
gardens, and ample parks. Homes
and buildings at Jakarta Garden City,
Phase 1, are positioned such that more
than 80% of the blocks are not east
or west facing so as to reduce the
need for air-conditioning.
