REVIEW OF OPERATIONS
The Edgewater
The Edgewater is a 53-unit condominium comprising
2- and 3-bedroom apartment units. Unit sizes range from
926 to 2,357sf. Located along Jalan Loyang Besar, it is
within walking distance to Pasir Ris Beach Park and the
NTUC Lifestyle World Downtown East. It also enjoys close
proximity to White Sands Shopping Centre, schools and
other amenities.
Facilities include four swimming pools spanning the length
of the development, with majority of ground floor units
perched above the pool surface. There is also a
gymnasium, a children’s playground and barbecue pits.
Some units come with the much sought-after roof
terraces. All units have been sold.
Butterworth 8
Butterworth 8 is a 216-unit condominium development
located in the Tanjong Katong vicinity. It is within walking
distance to the Paya Lebar MRT station and close to
reputable schools like Tao Nan, Tanjong Katong Girls’,
Kong Hwa and Chung Cheng High. Equipped with
modern features like broadband Internet access and
pre-wired data and telephone points, residents would be
able to enjoy convenient connectivity.
Launched in January 2002, the development is 100%
sold.

Upcoming Launches
For 2002, Keppel Land intends to launch several projects
including, two projects at Mar Thoma Road and Duchess
Park in Bukit Timah. As the positive sentiment appears to
have spilled over from the mass and mid market segments
into the higher end segments, Keppel Land is reviewing
its landbank and may launch other projects in popular
districts. Freesia Woods and Caribbean at Keppel Bay may
also be re-launched if market conditions are conducive.
6 Mar Thoma Road and 22-26 Mar Thoma Road
Keppel Land has two proposed apartment developments
at Mar Thoma Road with 40 and 87 units respectively.
Located off Serangoon Road, the developments are just a
short drive away from town and are readily accessible via
Pan Island and Central Expressways. They are also near to
the future Boon Keng and Potong Pasir MRT stations, and
close to schools like St. Andrew’s Junior, St. Andrew’s
Secondary, Cedar Girls’ Secondary and Victoria School.
Facilities include a swimming pool, a clubhouse and a
basement carpark.
Duchess Park Redevelopment
This is an exclusive 62-unit condominium development
located off Bukit Timah Road. Nestled in a quiet residential
neighbourhood, it is also close to many good schools like
Raffles Girls’ Primary, Nanyang Primary, Nanyang Girls’
High, The Chinese High, Hwa Chong and National
Junior College. Its facilities include a swimming pool,
a gymnasium, a clubhouse and a basement carpark.
Freesia Woods
Freesia Woods is a 129-unit freehold condominium
located in the quiet and tranquil Sunset Way private
housing estate. It is shielded from the hustle and bustle
of the city, yet conveniently accessible to the city via
various thoroughfares such as the Bukit Timah Road,
Pan Island Expressway and Ayer Rajah Expressway.
The predominantly landed residential enclave is
surrounded by well-established Holland Village, Bukit
Timah and Clementi housing estates, all of which are just
minutes’ drive away.
The development offers 1- to 4-bedroom apartment

Caribbean at Keppel Bay
Keppel Bay is the first and only truly waterfront district,
designed for total fusion with the seas with its
breathtaking sea views, a grand marina and spectacular
waterways right up to the homes.
The first residential project being developed in this prestigious
waterfront district is Caribbean at Keppel Bay, with
969 luxurious apartments right by the water’s edge.
The development offers two- to four-bedroom apartment
units as well as penthouses with floor areas ranging from
840 sf to 6,135 sf.
Units will enjoy spectacular views, be it of the sea,
water channels or the panorama of the lush greenery of
Mount Faber and Keppel Golf Club. Sitting on a former
shipyard site, with the natural deep harbour waters and
a 1,200-metre long shoreline, the development will
redefine waterfront living in Singapore. Residents will
be able to enjoy the water literally at their doorstep.
The development enjoys easy access to major expressways
and is ten minutes’ drive to Raffles Place, the heart of the
financial district. The new HarbourFront MRT station,
which is scheduled for completion in 2002, is also within
walking distance and only three MRT stations from the
Raffles Place Interchange.

The project achieved good sales when it was first
launched in September 2000. So far, 310 out of
430 apartments launched have been sold.
Keppel Land holds 30% equity of the entire waterfront
project and is also the development manager. Keppel
Corporation holds the remaining 70%.
